Kitchen renovations.

Most kitchen renovations in the GTA are structural jobs in disguise. The wall between the kitchen and the dining room carries the floor above, the island needs a new circuit, and the sink is moving to where the drain is not. Savino Construction does the beam, the plumbing and the electrical with its own crew and trades, so the kitchen is one job with one schedule.

Permit notes

Paper first.

  • A building permit is required where a load-bearing wall comes out or plumbing is relocated.
  • Electrical work is inspected under the Electrical Safety Authority's permit, pulled by the licensed electrician.
  • A kitchen rebuilt in the same footprint with the same services usually needs no building permit.

Almost always. If it carries load, the engineer sizes a beam and posts and the permit covers it. We tell you at the site walk whether it is load-bearing and what replacing it involves.

It depends on whether the plan changes. A kitchen rebuilt in place is weeks; a kitchen that moves with a wall coming out is longer. We give you the schedule with the drawings and write it into the contract.
