- Electrical work is inspected under the Electrical Safety Authority's permit, pulled by the licensed electrician.
- A kitchen rebuilt in the same footprint with the same services usually needs no building permit.

Almost always. If it carries load, the engineer sizes a beam and posts and the permit covers it. We tell you at the site walk whether it is load-bearing and what replacing it involves.
