Custom homes in King

A custom home starts with the lot, not the floor plan. King is estate lots and farmhouses between King City, Nobleton and Schomberg, most on the Oak Ridges Moraine with wells and septic systems. That stock is why most custom homes in King start with a tear-down: the land has outlasted the house on it. Lots are large and access is easy, but the Moraine plan and the conservation authority review most rural sites before the permit. The demolition, the excavation, the crane days and the material drops are planned around the neighbours before the first truck arrives, and the schedule is written into the contract.

Permits in King

A custom home needs a building permit with engineered drawings, a separate demolition permit where a house comes down first, and a Committee of Adjustment hearing if the design is outside the zoning envelope. The Township of King issues the permit, and septic design and the Moraine review are part of the schedule on most rural lots.
