- Foundation repairs that change the wall or the footings are permitted and inspected.
- Minor crack sealing with no structural change usually needs no permit.

Sometimes. Old houses settle and stay settled; a slope that is growing, a crack that is opening or a door that has stopped closing means something is moving. The engineer tells the difference at the site walk.
Often. Many cracks are sealed and reinforced from inside; a wall that has moved or bowed needs more. The engineer's assessment decides, and the drawings show the repair.
Yes. The engineer sizes the beam that should have gone in, the crew shores and installs it, and the permit brings the house back into compliance.
