Basement underpinning in Toronto
Toronto's stock runs from 1890s brick semis downtown to 1950s bungalows at the edges, on lots that are rarely wider than 30 feet. Those basements in Toronto were never meant to be lived under, and lowering the floor is what turns them into a suite or a real family room. Underpinning lowers a basement floor by extending the foundation walls down in short engineered sections, one at a time, so the house is never sitting on an unsupported wall. The result is legal ceiling height for a suite or a family room.

Toronto Building issues the permit, and any design outside the zoning envelope goes to the Committee of Adjustment first, so the zoning check comes before the drawings are final.
